Preservation

Conservancy Patagonia Insular is dedicated to preserving the valuable ecosystems of Chiloé Island by selling land parcels intended for conservation in areas of high ecological value.

This is done under a conservation easement, generating income through carbon credits. Our goal is to transform residential subdivisions into conservation assets, thereby mitigating the threats posed by human presence. We achieve this objective through partnerships with conservation projects, which serve as custodians and guarantors of ecosystem protection.

Challenges

Contextualization

Living in the native forest of remote regions presents significant challenges, as evidenced by the fact that only a very small percentage of property owners end up building and residing there.

High costs

Building a home in remote areas comes with high construction and maintenance costs.

Regulations

Additionally, current regulations are very strict regarding subdivision, obtaining a management plan for native forest logging, and acquiring building permits, which adds complexity and cost to any development in these areas.

Environmental impact

Even more critical is the associated environmental impact, such as soil erosion, deforestation, the introduction of exotic species, increased fire risks, waste generation, disturbance to native fauna and flora, water body contamination, and natural resource use. These impacts reduce the capacity of ecosystems to provide environmental services.

Conservancy Patagonia Insular aims to turn these challenges into opportunities by transforming these lots into tradable conservation assets that generate added value and income through the ecosystem services provided via carbon credits.

Pilot Project

Tepuhueico Park, located between Lake Tepuhueico and the Pacific Ocean on Chiloé Island, covers 20,000 hectares of native forest. Its main mission today is the active conservation of biodiversity, including the native flora, fauna, and fungi of the region. The park promotes sustainable and regenerative tourism, offering experiences that allow visitors to deeply connect with nature and contribute to its preservation.

Real Estate History

The real estate development project in Tepuhueico Park, undertaken between 1991 and 1999, encompasses various areas of high ecological value within the park. These lots are situated along the lake and riverbanks, in areas where wetlands and peat bogs form, as well as in the heart of a primary forest composed mainly of Tepuales and Guaitecas cypress. This environment provides an ideal habitat for many species, including the Darwin’s Frog, Darwin’s Fox, and the Huillín, all critically endangered.

After eight years of inaccessibility to Tepuhueico Park due to infrastructure deterioration, the project was revitalized in 2020 with a new vision and redefined objectives, following the decline of the 1990s real estate project. A renewed focus on sustainable tourism and conservation has been developed, including the establishment of a foundation dedicated to promoting the park, environmental education, threat mitigation, community integration, and the promotion of science and sustainability.

The reopening of Tepuhueico Park and the new tourism approach have rekindled the interest of property owners in residing in the area. Meanwhile, the park is beginning a process of selling carbon credits, an instrument that will facilitate the perpetual conservation of the territory. From this new perspective, the idea has emerged to transform the former lots into assets dedicated to conservation.

Location

Pilot Proposal

We offer sites subject to a Derecho Real de Conservación (DRC) guaranteed by an NGO, which prohibits land development for 20 years. We manage the carbon credits, from which you will receive a share of the generated income, while the rest will cover costs and 25% will be allocated to the Tepuhueico Conservancy Foundation for conservation expenses. If you wish to sell your conservation asset, the Park will act as an intermediary and charge a 10% commission on the sale, directly benefiting the foundation.

As an owner of an asset in Tepuhueico Park, you will not only ensure the active conservation of the land but also generate added value and income. Additionally, you will become a partner and member of the Tepuhueico Community, enjoying free entry and discounts on Park services. The Park will also keep you informed about updates and provide accounts of expenses managed by the foundation.
